Well, sometimes we say where we live, Kelly, down south, we're in Mexico and she's in Canada. So, you know, I'm in Vegas, like literally in Vegas. And so without further ado, let's talk about our spirit of the day, which is a very simple, one of my go-tos when I'm at a conference and I happen to be at Apartmentalize for the National Apartment Association. And it's just a Tito's and soda. It is a favorite of mine. It's something that's really easy. So ladies, I know you each have something a little different, but let's go ahead

have a, cheers to that. I have a vodka and a topo chico blueberry. I'm not big on these kind of drinks, so we will give it a try. And my ice melted waiting for you ladies, so snap, snap, let's go.

So sorry. So one of my favorite go-to is also vodka, it's a flavored vodka. It's blueberry. I typically like it in a blueberry mule, but didn't have the makings for that today. So I went with that and just some cup soda and a lime and a little squirt of a meal lemonade. Just give it a little more sweetness. So it's pretty good. Very refreshing.

Yummy. So we each are bringing something different. The reason why I went with vodka soda is I mentioned I'm here for the National Apartment Association's Apartmentalize. And at conferences, oftentimes, everybody's having a cocktail. We tend to have a lot of fun over at our Apartment Association events after hours in some of the parties. But a lot of times, you'll see folks that are walking around and you just have no idea that what they have is a soda water and
And so it's a great mocktail. This one is fully loaded. And so I wanted to come to the show and, you know, have that for us. But I do think it's a great idea to make sure, especially like the event that I'm at when we think of our podcast, Business, Life and Real Estate. At these kind of conferences, you want to have a lot of fun. You want to network. You want to make connections, but you definitely don't want to be the tabloid that they're talking about the headline in the wrong way the next day. So it's a little bit of a big year for me, which I'm very proud to be a part of this industry and everything that we do for the rental housing industry. So with that, y'all, we thought we would talk a little bit about rolling the dice, putting yourself in situations that you might not necessarily be comfortable in, but when you do it, sometimes you have the most amazing outcomes.

Yeah, I think, you know,
going to Vegas, I'm not a big gambler, although I have fun. I go with a set amount and just do it. But I think sometimes in life, you just got to go and roll on yourself or take a chance. It's not, you know, there's this thing. People always have this fear of going forward and going after something. And you see this in dating, you know, it's like, or you see this in sales. It's like, what's the worst? What's the worst thing that can happen? Really?
What's the worst thing that can happen? Somebody can say no, you don't get the clothes. You don't get the boyfriend or the girlfriend. You don't get the interview. But you know what you get out of the 100 % of the times you don't ask and you don't go after it? You get nothing, right?

Nothing. Well, sometimes
even worse because you didn't ask for it, Natalie, right? It turns out it's a worse situation because you didn't take action towards a potential better outcome.

And I'm like you Natalie, I'm not a big gambler. I've been to Vegas several times. But again, I just go for the energy and the excitement. I love Fremont Street and everything. But again, I just don't gamble a lot. think about what you said when you mentioned, you you just got to go for it. And one of my favorite sayings and philosophies that I try to keep close to my heart is, you know, we all wake up with regrets of things that we did.

But I would much rather wake up with
regret of something I did if I learned from it than to wake up with the regret of something I didn't do. Something I really wanted to try and I either didn't have the guts to do it or whatever. And when you wake up every day, that's one of my biggest regrets was that I didn't take that one last class to apply to med school. I mean, I love them. I've had a great career, but I needed one more class to apply to med school. And I went ahead and went into physical therapy school. It's been a great career, but there's times that I wonder what my life would have been like had I taken that one.

that one class. So I would much rather wake up with regrets and think, wow, look what I learned, than having not done something that I really, really wanted to do that was really important to me, whether professionally, personally, you know, whatever. But that's, that's always been a philosophy of mine. So.

Yeah, that's a really good philosophy, Kelly. Like, not having the regret of what you didn't do and then learning from those lessons. Because some of life's lessons are pretty hard, but y'all, we wouldn't be here today with that. And so selfishly, I was thinking, yeah, but if you would have gone to med school, I might not have ever met you.

you never know what twists and turns your life is going to take and everything, but you have to own it and be willing to say, next time I may take that chance, but learn from the fact that maybe you don't know what would have happened and you love where you are now, but in the back of your mind, you're always kind of wondering what could have been, but yeah, and you're right, I wouldn't have a chance to meet you ladies and...
I took a chance on a new career change a couple of years ago and it brought me close to you guys and so my life has been fantastic ever since. So, you know, can't say I have any regrets with that. Cheers to that, yes indeed.

If something's holding you back, there's something you want to do, if you want to go after something, whatever it is, just try it. What's the worst thing that can happen? And if you're being held back by what other people think about you, you know, I love that book. We talked about it on one of the other shows, Mel Robbins, Let Them. Don't worry about what other people are thinking. You are in control of you. And as long as you're giving 100%, there's something to be said for that. And if you just start taking chances right now, you have no idea what the future looks like.

then what happens if it does work and we figure it out and then we can do them from all these amazing places that you're going, Mindy, that Kelly's going, that I'm going. It opens up so much more opportunity just by trying and seeing. I mean, you can scroll on TikTok or make all these scrolls and do all these certain things that takes a long time or time wasters.
But for us to spend 20, 30 minutes on something to figure it out so that it makes us better and hopefully we can provide more help and more ideas and thoughts for people, you can't beat that. It's just go out there and do it. Try it, do it. And I wouldn't say screw it. So I would say definitely take advantage, grab the bull by the horns, because you don't know if you're going to get that opportunity again. And you can't go back.

and do re-dos. You don't get those re-dos, you don't get that opportunity. And you know, I think we could even say not only in life and with going after things, sometimes being the first one to apologize. Someone being the, sometimes being the first one to, if I'm kind of going down a tangent here, so tangent tax, I can say I'm gonna take it, I'm gonna drink it.

regrets, you it's kind of like you can't live with those regrets and.
You may not get a second chance to apologize or a second chance to mend that bridge or to be a better person or to be the bigger person in a situation that could be pretty life changing as well. Because you know this Kelly from death beds, you hear this from, and I say that not because Kelly's on her death bed, but because she's in the medical field. But that's what you hear on the death bed. You hear stories, you hear regrets, and it's usually regrets of not doing something that they should have that was laid on their.

that you're supposed to run out and do like crazy things all the time, but like you said, you may not get a second chance. Life is, we've all dealt with heartache and sadness and issues where we've all learned that life can sometimes be short. And if you don't grab that, like you said, grab the bull by the horns and experience life as it comes at you, then yeah, sometimes you may wake up wondering what if and those regrets and whether it's the career change or whatever. So yeah, 100 % be
be the first, be the bigger person, the first one to make that big step. Like you said, whether it is to apologize or do the career change or go out on the date with the guy or the person that you weren't quite sure about, you never know what can happen. So, absolutely.

and so I don't know if I brought it up on another podcast But it's just a song that I think about and I live by I will never forget when I heard Cody Johnson song
Take It, I think is the name of it. And it means so much. I actually played the song at the end of my mom's funeral services and everybody was in tears. I was in tears too, but I also remember when that song came out and I was like, my gosh, if you've got a chance, take it. Take it while you've got a chance. If you've got a dream, chase it because a dream won't chase you back. That changed my whole world that year. I was like, my gosh, that was like my theme song. And then there is that,

that verse in there that says take that phone call from your mama because you never know, know, when I'm starting to get teary-eyed so I'm not gonna go through the rest of the song but I think about, so I do think about that and that does, you know, make me a little sad when I hear that but I think about those other words. If you've got a dream, chase it. A dream will not chase you back. I love, love, love, love, love that. So.

Yeah, I
do too. I do too. I think about those people on this again, tangent tax, but I think about those people who are brave enough to go on Shark Tank with these sometimes preposterous ideas. But then all of a sudden they're like, you you've got Mark Cuban saying, I'm in. You're like, oh, well, okay. And you know, to some you think there's no way that I would do that. And you put all your heart and your soul and your life savings in situations like that. And
you're just not sure where it's gonna go, but you took that chance. And some people have ended up so financially over the top from where they started. Some people took the chance on that person, that new love, and they are so happy now. And you just don't know, because if you draw that line in the sand and you're just afraid to step that one foot over, you may be missing out on so much opportunity in life and love and happiness and everything. So yeah, that is one of my favorite songs. And I do remember you playing it at your mom's.
funeral and I remember it is very profound and is very much to the heart, 100%.

And you talk about rolling the dice, taking a shot, taking a chance on yourself. Who are you betting on? You're betting on yourself. Nobody's going to bet harder on you than you are. And maybe there are other people that are. Maybe there are people that you rely on because right now you don't have the wherewithal because you've been through so much. So leaning in on those people and going to your support to help you. literally, just take that chance and just go for it. That would be the thing that I would say to anybody and everybody that's listening.

So if we have found ways to navigate some of those crazy waters, then

Maybe we can give someone some insight and some guidance and some things to do and some things definitely not to do. But you know, we took the chance and said, hey, let's try it and see what happens. So yeah, I mean, I think this has definitely been a chance that we took and I'm enjoying the hell out of it personally. know, so.

So if we're going to talk about like living, you know, living crazy and just having having like betting on yourself, if you know you're not ready, don't be stupid because there are people that I've had come across and I know we've all met them that are just that gung ho ADHD like, hey, let's go. Let's go. I want to go. Can I go like I'm going to do it? Let's do it. Okay. What?

What books have you read? Who's your mentor? What training do you have? What's your experience? I'm new to it, but I can do it. I took a class for a weekend. So just have some gumption and some smartness to have some reserves set up and then be able to go. if you're going to bet on yourself, just be ready. Be ready to buckle down and do it because it's not always easy. But you're going to work hard for somebody, so you might as well work hard for yourself.

good about bringing other thoughts and opinions to this and so when you were saying that I would just put a little asterisk on there and say that I personally believe we're in a different day and age that things are happening so fast and if somebody is waiting to have the right education the right mentor that read the right book go through the right class and they've got a great idea I'm still gonna personally challenge and say go for it. Don't wait for all of
depending on what that idea is, what you're trying to do because...
There are so many overnight opportunities that are taking place. And if you wait to be ready and you do too much, like old school, like we, you, we came from teaching and saying, you've got to do this. You have to know that sometimes it's about just doing it and figuring it out and finding the right people. So for instance, with my company, I was like, I have no idea what I'm doing as an entrepreneur. I've never done this before. I'm just going to go, I'm going to get the LLC. I'm going to do these things. I'm going to figure it out as I go.

And I started going and then I started calling and I started saying, hey, I need your help. What are the things that I need to do? This is the message that I want to get out and praise the Lord, hallelujah. I have some amazing folks that have helped me along the way and are giving me guidance. But had I waited to feel as comfortable as I do right now, and y'all I'm still not super comfortable, but had I waited, I would not be where I am right now. I wouldn't have the clients that I have. And so...

I just want to say don't let too much hold you back. You don't have to have it all in line.

Well, Mindy, you're a perfectionist. So for you, like you're dotting your I's, you're crossing your T's, this is a huge leap. And it completely is. In my mind, what comes to mind is a young man that I met who wanted to quit his job and start investing in real estate full time. And I told him, I was like, where's your wife? And he said, oh, she's in there. And I said, I need to talk to her because you are not quitting your job. You need to get a few rent houses in your belt, know, like get those underneath, like get.
Get down to your systems, know what you're doing before you quit your income, because also you can't buy houses necessarily. For the long term at this time you couldn't with DSCR loans and different types of things. But the way he was doing it, I'm like, wait a minute, slow down, slow your roll. But it was just that jumping from one thing to the next kind of personality, that ADHD. So not the perfectionist that sit there and have to have all the answers because we are all a little bit of that.
or we put off what we know we need to do or because it's the biggest impact or it's the thing we like the least. But these are for the ADHD people. Like make sure that you've got your systems down a little bit and you invest or at least have a good mentor. Somebody will kick you in your ass when you're not doing what you need to do. Like, hey, what are you doing? Like don't call me until you've done X, Y, and Z and then we can go. And you know, Mindy, my favorite thing is don't become an ask-hole too. Like, if you're not going to take action, don't be an ask-hole
call me and ask me all these questions. It's like no, if you're gonna ask me questions, then take action. So I started giving people like, okay, here's your task. Don't call me back till you've done this.

Yeah.
And you're a great example
of somebody who can help somebody along in their journey and in real estate. I know one of your biggest pet peeves is why does somebody want to get a real estate license just to be a real estate investor? And there's a difference. And so that would be a great show topic for us to have in the future, Natalie. And it is different. think real estate and going in and investing in something that is this tangible asset that you need to know and you need to have the right support system around you is very different than starting certain businesses and

It's just different, you know, whenever I think about it from that mindset, it is. But that would be for another show, because guess what, y'all? I have a meeting. have to get to you. I have an executive committee meeting. So I actually have to run. But before we wrap up, Kelly, I didn't know if there was anything, if you wanted to put a little bow around anything that we talked about today.

No, just, I think the thing, some people think their enthusiasm is what's gonna get them down the road. And I think I agree with what Natalie said, know, do your homework, you know, we may not be all perfectionists, but there are certain steps and certain levels of criteria that you have to meet that you have to put on yourself in order to achieve those goals because you don't wanna wake up one day and realize you skipped some very significant steps in meeting your successful goal.
And like you said, surround yourself with mentors who have been there, done that, and let your enthusiasm guide you, but don't let it make you leapfrog over the important aspects of getting your goals met and your dreams come true. So be enthusiastic, but do your homework and take your time. we're all three business owners, successful business owners, and we're still trying to reach for that.
you know, that little golden nugget in the sky. So, you know, we're just trying to hopefully get everybody out there with us on the board. So hopefully it'll all work out.
