TIMELINE Inspection typically occurs 3-7 days after offer acceptance, during the inspection contingency period. Takes 2-4 hours for average home. Buyer pays for inspection (typically $300-$600). WHAT INSPECTORS LOOK FOR Structural integrity, foundation condition, roof condition, electrical systems, plumbing systems, HVAC systems, appliances, pest damage, water intrusion, safety issues. COMMON FINDINGS Roof needing replacement within 5 years, water heater near end of life, electrical panel issues, foundation cracks, plumbing problems, HVAC maintenance needed. NEGOTIATION AFTER INSPECTION Buyers can request repairs, credits, or price reduction. Sellers can agree, refuse, or negotiate. Most inspection issues result in small credits rather than major repairs. AS A SELLER Fix major items proactively. Get pre-inspection to identify issues before buyers do.
